Housing on the Rebound at Local (Columbus), State (Ohio) and National levels!

Over the past 12 months I’ve read about this and that about the  housing market improving, but these are the first reports that reflect across the Nation our housing market is improving in the areas of increase of number of sales compared to two years ago, increase in home prices, and increase in new builds. The numbers also reflect the lowered end priced homes have the most significant positive increase whereas the higher end homes continue to lag behind. Please read both links. The Ohio Realtor link deals with Ohio and Central (Columbus) Ohio housing recovery stats and the Realtor.org link discuss by region our National housing improvement stats. Both links have additional housing information too.

Clean Windows- A Solution That Really Works

Cleaning windows, not a job I look forward too. First, I get a book on tape (at my local library Hilliard) just to keep from hating very minute of this job. Second, I’ve found a great solution to clean glass and it really works, better than the solutions you buy at the store. Here it is; rubbing alcohol, white vinegar, water and powder detergent, plastic gloves, a bucket, old wash cloth, and newspaper or paper towels. Mix in the bucket, ½ cup of rubbing alcohol, ½ cup of white vinegar, three pinches of powder detergent, and 2 gallons of hot/warm water, mix well. Put on the plastic cleaning gloves to protect your hands, use your old wash cloth to apply the cleaning solution to the window and wipe dry with either paper towels or news paper. Note, if you use news paper to wipe dry the surface, make sure the news paper doesn’t get to wet otherwise the ink will start to bleed, so change to a new sheet of news paper often. My end result, I have very clean windows and have listened to a great book.

Is The First Time Home Buyer Income Tax Credit Going to be Extended?

On Capitol Hill there is a big push by the National Association of Realtor lobbyist to get the first time home buyer income tax credit extended to the first quarter of 2010. The hold up is, where is the money going to come from? As of right now the Federal government hasn’t said it will provide funding or that you and I as tax  payers will pay for the 1 billion dollars per month for each month extension.

Do You or Do You Know Someone Who Needs Help With Their Mortgage?

These programs may help! There are two home loans refinance programs that are available to home owners that the Banks really don’t want you to know or ask about, they are, the Home Affordable Refinance Program (HARP) and the Home Affordable Modification Program (HAMP). Check out this link for more details https://www.efanniemae.com/sf/mha/ or go to my web site for a summary.

HARP, this program allows the home owner to request the Bank that holds their loan to refinance their loan using the lower current market value of their home and at current interest rates which are about 5 % to 5.5 % for a 30 year fixed loan. The catch is the home owner has to have made mortgage payments timely and thinks they owe more on their home than the current market value of their home, not much of a catch, it’s a great deal, just ask your Bank that holds your loan to refinance your home under the HARP guidelines. A word of caution, your Bank may push back, but tell them you have read the HARP guidelines and that you would be happy to send them this link. https://www.efanniemae.com/sf/mha/

HAMP, the second program, is a loan modification for home owners who are in default, at risk of imminent default or in foreclosure can have their loans modified to a more affordable payment equal to a target of 31 percent of their monthly gross income. WOW, what a great program, so save your home from foreclosure. The Bank may push back, the home owner will need to bring up to the loan server or bank they have read the HAMP guidelines and that you would be happy to send them this link https://www.efanniemae.com/sf/mha/ .
